Selling? Learn how to navigate showings in the age of social distancing.

Gone are the days of crowded open houses and broker's opens. In these difficult times, selling a home has gone digital. Showings have switched to "appointment only" and buyers are looking to stay safe by browsing online. It's important to make your listing stand out on screen. So how can you make sure you're doing everything you can to get noticed and not get lost in a sometimes baffling array on online listings?

Stage it!

What are the top three things you should do?

  • The first and most important step is decluttering. We know you love your kids and your pets but buyers need to be able to imagine themselves in your space. Box up those picture frames and hide your comic book collection in a closet. Put Fido's toys in a safe place out of the way. Consider bringing in a good friend to give you an unbiased view. Could they imagine themselves living in your home? Why, or why not?

  • Next, consider virtual staging. If your home is empty, or the current furniture is a little outdated, you might be surprised to learn you can give your home a virtual makeover to aid in the selling process. The digital age has come a long way and professional photos can be seamlessly transformed to make you home very attractive to buyers.

  • Finally, share it! Your realtor is your number one resource in selling your home, but that doesn't mean you can't help the process along. Many people are spending a lot of time at home and online. Post your real-estate links on social media and have your friends and family share them too. Remember to keep this in mind when sharing personal photos too. Check your backgrounds for clutter and consider what a potential buyer might think. You never know who might be in the market, or when a friend of a friend might stumble upon your home and decide they just have to have it.
